The total assets of the domestic REITs (Real Estate Investment Trusts) market reached 127.3 trillion won by the end of July. This marks an increase of over 100 trillion won from 25.1 trillion won in 2016, within a span of ten years. According to the Korea REITs Association, as of the end of July, there are 470 domestic operating REITs, with assets under management (AUM) totaling 127.3 trillion won. The number of REITs has increased approximately 2.8 times from 169 in 2016, and the asset scale has expanded nearly fivefold. REITs are indirect investment vehicles that pool funds from multiple investors to invest in real estate, with more than 70% of total assets invested in real estate and required by law to distribute over 90% of distributable profits to investors. The proportion of housing REITs is the highest at 44.4%, while office REITs account for 34.0%. As of the end of July, the number of housing units supplied through housing REITs has reached a cumulative total of 221,084, with 216,009 units for public-supported private rentals and 4,775 units for sale. There are 23 listed REITs with a market capitalization of approximately 8.436 trillion won. As of the end of last year, the average dividend yield for all REITs was 11.8%. REITs provide fair real estate investment opportunities and can be utilized for the construction of rental housing and public facilities. Investors should consider asset types, listing status, and dividend structures.
